Custom home builders in Newcastle

Architecturally designed homes, built with the same care that went into drawing them.

Start your project
01. Overview

A home built around design intent.

A custom home is a long series of decisions. We help you make them in the right order — resolving structure, services, performance and finishes before construction, so the home that is built is the home that was designed.

We are custom home builders for architecturally designed homes and knockdown rebuilds across Newcastle and Lake Macquarie. We work alongside your architect or building designer from early design, providing cost and buildability feedback while changes are still inexpensive, and we build to a fixed price. More than 17 years’ experience, a limited number of homes each year. NSW Builder Licence 300348C. HIA member.

The homes we build

Architecturally designed homes

Homes drawn by an architect or building designer around a particular site and way of living — where the detail, the materials and the way the house performs all matter.

Knockdown rebuilds

Keeping your location, schools and community while replacing a home that no longer works. We manage demolition, disconnections, approvals, site preparation and construction as one accountable team. See Knockdown Rebuilds.

High-performance homes

An airtight, weathertight envelope, continuous insulation, high-performance glazing and planned ventilation, so the home is comfortable year-round, healthier to live in and cheaper to run. See Sustainable & High-Performance Homes.

Challenging sites

Sloping blocks, coastal exposure, tight access and bushfire-prone land. The site sets the baseline for both design and cost, so we look at it closely before anything is committed.

Working with your architect or designer

The best time to bring a builder in is while the design can still respond. We join your design team and bring construction knowledge to it while protecting the design intent:

  • Buildability review — practical input on structure, sequencing and detailing while changes are still inexpensive.
  • Cost feedback at concept — honest guidance as the design develops, so budget and design stay aligned.
  • Line-item pricing — every item on the plans marked up and priced; no allowances standing in for decisions.
  • Fixed-price joinery — joinery design meetings with you and our joiner, priced before contract.
  • Design intent protected — details built as drawn. Where something must change, we raise it with the designer first.

If you don’t have a designer yet, we can introduce you to architects and building designers suited to your brief and budget. If you already have approved plans, it isn’t too late — we are happy to review them at any stage. Architects can read more on working with us.

Pre-construction: how we reach a fixed price

Pre-construction is a paid service in two stages, and it is the reason our contracts hold. During it we:

  • join your design team, engineer and surveyor;
  • mark up and price every line item on the plans;
  • meet trades on site so their prices are commitments, not estimates;
  • design and fix the price of joinery with you;
  • identify geotechnical, engineering, consultant and approval costs up front.

It continues until the budget aligns with your needs and wants. The outcome is a comprehensive fixed-price building contract with clear inclusions and exclusions — and far fewer “that wasn’t included” moments during construction. See Pre-construction.

Fixed price, cost-plus or tender?

How a custom home is priced shapes how the build feels. The three common approaches compare like this:

How the price is set What it means for you
Fixed price after pre-construction Every line item priced on resolved documentation before contract A known price and scope; changes only if you change the design
Cost-plus Actual costs plus an agreed margin, paid as the build progresses Flexibility, but the final cost isn’t known until the end
Tender Several builders price the same drawings in a short window The lowest number tends to win, so allowances can be set too low and assumptions left unstated — the difference comes back later as variations

We don’t tender. In a competitive tender the lowest number tends to win, and some builders get there by setting allowances and provisional sums too low and leaving assumptions unstated. The shortfall surfaces during construction as costly variations, after the contract is signed and the leverage has shifted away from you. A lower tender price is often not a lower final cost. We prefer to be involved from concept or design stage, so cost risks are identified early and the contract price reflects the home you are actually building. More in Why we don’t tender.

What a custom home costs in Newcastle

Square-metre rates are useful for a first conversation and little else. A single-storey home on a flat block and a two-storey architectural home on a sloping site can share a floor area and differ enormously in cost. The real drivers are:

  • The site — slope, soil, access, and whether retaining walls, suspended slabs or piers are needed.
  • Design and structure — long spans, cantilevers, structural steel, complex rooflines and large areas of glazing.
  • Selections — joinery, tiling, stone, tapware, windows and flooring.
  • Performance — insulation, airtightness, glazing and ventilation, which cost least when designed in from the start.
  • Approvals and consultants — surveys, geotechnical reports, engineering, BASIX, certification, statutory levies and home building compensation insurance.

A Preliminary Budget Assessment gives you a realistic budget range from your plans and our costs for comparable architectural homes, before significant money is spent on design. It guides decisions and confirms feasibility; the fixed price follows pre-construction. See What affects the cost of building or renovating?

Building on Newcastle and Lake Macquarie sites

Local conditions have a real effect on design, approvals and cost. We identify them before contract:

  • Mine subsidence. Much of Newcastle and Lake Macquarie lies within mine subsidence districts, where new homes need approval under Subsidence Advisory NSW guidelines and may have specific design requirements.
  • Sloping blocks. Common across Newcastle’s hills and the lake’s edge, they may need retaining walls, suspended slabs or piers, and geotechnical advice.
  • Reactive soils. Reactive clay soils, common across the Hunter, affect footing design.
  • Bushfire-prone land. A Bushfire Attack Level (BAL) rating governs materials and glazing.
  • Coastal and lakeside exposure. Salt air calls for corrosion-resistant fixings and finishes; low-lying foreshore land may carry flood planning requirements.

We explain more about lakeside sites on building in Lake Macquarie.

Healthy, high-performance homes

Luxury isn’t just how a home looks. It’s how it lives: light, air quality, a comfortable temperature and freedom from damp. Since 2023, new NSW homes must meet stronger BASIX energy and thermal targets. We treat these as a minimum, not a goal. We use pro clima membranes and tapes to make the frame air- and watertight before cladding goes on, assess condensation risk at design stage, plan ventilation and favour low-emission materials. See Healthy, high-performance homes.

How a custom home build runs

  1. Discovery consultation — your lifestyle, the design intent, the site and your budget.
  2. Preliminary Budget Assessment — a realistic range to confirm the project is viable.
  3. Project and site review — access, levels and constraints, and whether we are the right fit.
  4. Pre-construction — two paid stages that end in a fixed price.
  5. Contract and deposit — a fixed-price contract and a 10% deposit confirm your start date.
  6. Approvals and construction — the Construction Certificate is lodged once the DA is approved, typically around two weeks subject to conditions. Through the build you have live schedule access, a daily log in our portal and app, and weekly site meetings.

See The Larq Method.

04. Questions

Common questions

All FAQs

How much does it cost to build a custom home in Newcastle?

Square-metre rates are too blunt to rely on: the site, structure, level of detail and selections drive the real cost. A Preliminary Budget Assessment gives you a realistic range from your plans and our costs for comparable architectural homes, and pre-construction turns it into a fixed price.

Can you build from my architect’s plans?

Yes. We work alongside architects, designers, draftspeople and engineers, and are happy to review plans at any stage, including approved plans.

When should I bring a builder in?

As early as possible — ideally at concept or early design. That is when buildability and cost feedback is cheapest to act on, and it protects the design from being value-managed later.

Do I need an architect before I contact you?

No. Many clients come to us with a site and an idea. We can recommend architects and building designers suited to your brief and budget.

What is pre-construction and why is it paid?

Pre-construction is a two-stage service in which we join your design team, price every line item on the plans, meet trades on site and fix the price of joinery. It is the work that makes a fixed price reliable. We explain the process and investment during your discovery consultation.

Should I tender my plans to several builders?

You can, but in a tender the lowest number tends to win, and some builders get there by setting allowances too low and leaving assumptions unstated. The difference comes back later as variations. We don’t tender; we prefer to be involved early so the contract price reflects the home you are actually building.

What does a fixed price include?

Everything documented and priced during pre-construction, set out as clear inclusions and exclusions in the contract. Because selections, engineering, consultants and geotechnical work are resolved before you sign, there are far fewer variations.

How long does it take to build a custom home?

It depends on the design, the site and the approval pathway, and design and approvals take time before construction starts. You receive a program before contract. Once a DA is approved, the Construction Certificate typically follows in around two weeks, subject to conditions.

When is the construction start date confirmed?

Once the fixed-price contract is signed and the 10% deposit received. This protects your place in our schedule.

How is a custom builder different from a project home builder?

A project home builder builds variations of standard plans at volume. A custom builder builds one-off designs for a particular site and client, with more involvement in the design, detailing and performance of the home.

My block is in a mine subsidence district. What does that mean?

Building or extending a home there needs approval under Subsidence Advisory NSW guidelines, which can affect footing and structural design. We identify the requirements before contract.

Can you build an energy-efficient, high-performance home?

Yes. We build an airtight, weathertight envelope with continuous insulation, planned ventilation, considered glazing and low-emission materials, and treat BASIX targets as a minimum.

Do you do knockdown rebuilds?

Yes. We manage demolition, disconnections, approvals, site preparation and construction as one accountable team.
