Larq Built is a boutique residential builder specialising in architecturally designed homes, knockdown rebuilds, alterations and additions, and heritage restorations. For more than 17 years, we’ve guided clients from early feasibility to handover.
We work alongside architects, designers, draftspeople, engineers and specialist trades, because exceptional homes are rarely the work of one discipline. Our role is to bring construction expertise to the team while respecting the design and the people behind it.
The six stages
We take the time to learn how you live, what you value and how you want your home to perform. We explore your lifestyle, the design intent, the site and your budget.
A realistic budget range prepared from your plans and our costs for comparable architectural homes — to guide decisions, flag risks and confirm the project is viable before significant money is spent on design.
We meet on site to review access, levels and constraints, agree how we’ll communicate and confirm Larq Built is the right fit. If you don’t yet have a designer, we can introduce you to our trusted partners.
A paid service in two stages. We join your design team, mark up and price every line item on the plans, meet trades on site and establish fixed-price joinery — until the budget aligns with your needs and wants.
A comprehensive fixed-price building contract with clear inclusions and exclusions. Your start date is confirmed once the contract is signed and the 10% deposit received.
Once the DA is approved, the Construction Certificate is lodged. Throughout the build you have live schedule access, a daily log in the portal and app, and weekly site meetings.
We don’t rush contracts or take tender shortcuts. We put documentation, education and collaboration first, because real value comes from clarity, accountability and craftsmanship.
Compliance is the minimum.
The National Construction Code sets the minimum a home must meet. We build to what the home needs to perform for 100 years.
Much of a home’s quality is decided behind the walls — how water is kept out, how moisture moves, how air and insulation perform. We resolve these details before construction and check them on site.
